How to Object - A consultation - Ends Soon
Following the Consultation Event at Red Court the other day and at Haslewey until 31 May, we have been asked to provide some information as guidance for comments/objections to the proposed development.
The Proposed Development
The proposed development is for 180 dwellings, to include 9 self-build plots, 8 community land trust units and 54 affordable housing units. If permitted Redwood are offering 18 acres of woodland freehold to Grayswood Nursery and Forest School along with a small donation to enable the construction of an Outdoor Classroom and 18 acres to be transferred to the Haslemere First Scout Group along with a capital sum to assist with the construction of a new Scout HQ.
How to Object?
In order to object to the proposed development there are a number of different routes, the immediate route is to lodge your objections following the Consultation Event. Further and more formal routes will be at the next stage of the Local Plan review process this summer, as well as whenever a planning application is submitted for the Red Court site, but it is very important to respond to the Consultation Event now and not leave it until later. The developer must be made aware of the local opposition to the proposed scheme immediately and onwardly. We will notify you when these further opportunities arise.
Who can object?
Anyone can object. You do not need to live in Waverley, you can object on the basis of local, regional or national implications of the proposed development. The consultation process is open to all, so each member of the family can send an objection, each and every objection counts.
How to lodge immediate objection
**please note some forms and web links are incorrectly supplied by Redwood. The form states GDPR is" Redrow" and some sites are ".com"**
You can complete the Feedback Form provided at the Event, please keep a copy and send it to us if possible. Email your objections to [email protected]
**Any objections should also be copied to the HSRA email at:
[email protected] and [email protected] to enable us to keep a record.
Objections can also be forwarded to your four Haslemere South Town Councillors on their HTC email - see LINK to HTC
Please note the Redwood form has some closed single yes/no questions. Be wary of answering these. For example, “Do you support the provision of a new headquarters for the 1st Haslemere Scout group?”. Most people will answer yes, but can you say that when it is at the expense of a 180 dwelling development that destroys AONB?
What are the issues to consider in objecting? (note this is not planning, but it is wise to follow the same format)
Objections must carry substance and not merely say “I don’t like it”. Waverley BC provide the following advice to what issues are particularly relevant:
Planning Objection Advice: (courtesy of WBC)
What to include in your objection or support We have a statutory duty to take into account the Local Plan and any other material considerations. These might include issues such as:
• loss of light
• overlooking / loss of privacy
• parking / loading / turning issues
• increase in traffic
• noise and disturbance
• loss of trees
• road access
• proposals in the local plan
• previous appeal decisions
• local, strategic, regional and national planning policies.
What cannot be considered
• matters controlled under building regulations or other non-planning laws
• private issues between neighbours
• loss of value of property
• problems with the construction period of any works
• unproven health implications.
PLEASE NOTE: You should not be concerned if yours is the only comment received. It is the points, particularly regarding material considerations, that are raised, rather than the number of comments, which are important in the Case Officers assessment of the application and the final decision.
